The RICS Home Survey Level 1 is an economic survey focusing on the condition of the property you are considering purchasing. The level of a property inspection is slightly less than that undertaken for a Level 2 survey, and it also does not contain a market value. It is best suited for modern properties which appear in good condition.
Our Chartered Surveyors have been undertaking Level 1 home surveys for many purchasers since their inception in 2011, whilst not as comprehensive as other surveys they do offer a good insight into your new home at a more affordable price.

Advice on building elements which will require above average maintenance in future
Telephone conversations with your surveyor both before and after the inspection
Our surveyors can include a market valuation and a reinstatement value for insurance purposes when agreed in advance
The RICS Home Survey Level 2, (formally known as a HomeBuyer Report) is a mid-level survey, they are best suited for houses constructed after 1930, in reasonable to good condition, without major alterations.
Torus Surveyors have extensive experience and knowledge of construction techniques and defects seen in the housing stock of Manchester and North Cheshire. We use the latest tablet technology on-site to ensure all our reports are produced to the highest quality. We aim to return the completed homebuyers report to you within two working days of our inspection.
We encourage all our customers to speak to one of our knowledgeable chartered surveyors by telephone before the inspection. Our surveyors also welcome phone calls after you have received our report.

RICS Home Survey Level 3
Full Building or Structural Survey

Any defect will be accompanied by an easy to understand traffic light rating indicating the seriousness of repair
Advice on building elements which will require above average maintenance in future
Telephone conversations with your surveyor both before and after the inspection
RICS Home Survey Level 3 (formally known as a Full Building or Structural Survey) are premium upper end surveys and best suited for older properties, properties in below average condition and properties that have been extensively altered since construction.
Our surveyors have extensive experience and knowledge of construction techniques and defects seen in the housing stock of Manchester and North Cheshire. We use the latest tablet technology on site to ensure all our reports are produced to the highest quality. We aim to return the completed report to you within five working days of our inspection.
Many surveyors will not include an estimate of costs on repair work recommended, we can include full costings on most properties when agreed in advance.
